Jacksonville Named a National Housing Hot Spot - 2026

A new national Housing Hot Spots report was released by the National Association of Realtors (NAR), and to our surprise, Jacksonville is the only Florida city listed as a housing hot spot. You can view the full report directly from NAR here.

Why did we expect this? Jacksonville has experienced significant growth over the past few years; however, home prices here have not increased as dramatically as they have in many other major Florida cities. Homebuyers continue to be drawn to Jacksonville thanks to lower home prices, more neighborhood choices, and less “panic buying” compared to other Florida markets.

In addition, Jacksonville is attracting new residents due to job opportunities, affordable living, and the abundance of outdoor recreation spaces throughout the city.

Why This Matters Right Now

Buyers are starting to reenter the housing market, particularly those who were hesitant to buy due to rising home prices or higher mortgage rates in other areas of Florida. Many of these buyers are now searching for affordable communities like Jacksonville, which offers a wide range of housing options at competitive prices.

Timing is also a crucial factor when considering the purchase or sale of a home. Historically, markets tend to feel crowded only after the best opportunities have already passed.

From a local perspective, I am seeing this firsthand in Jacksonville. Buyers are being more thoughtful rather than feeling rushed into a decision. Sellers who price their homes competitively are still seeing strong interest and, in many cases, multiple offers from serious buyers. At the same time, more people are researching and openly discussing Jacksonville as their preferred place to live.

What This Means for Buyers

The NAR Housing Hot Spot designation is a good reminder that buyers still have options for homes in Jacksonville. The city offers a wider selection of homes across various price ranges, a greater choice of neighborhoods, and a variety of lifestyles.

Unlike some other Florida markets, buyers here can often find a home that fits their needs and budget without stretching themselves beyond reason.

For sellers, national attention can bring more visibility to the local market. While this doesn’t always happen overnight, being recognized as a housing hot spot can increase buyer interest over time.
