A new national Housing Hot Spots report was released by the National Association of Realtors (NAR), and to our surprise, Jacksonville is the only Florida city listed as a housing hot spot. You can view the full report directly from NAR here.
Why did we expect this? Jacksonville has experienced significant growth over the past few years; however, home prices here have not increased as dramatically as they have in many other major Florida cities. Homebuyers continue to be drawn to Jacksonville thanks to lower home prices, more neighborhood choices, and less “panic buying” compared to other Florida markets.
In addition, Jacksonville is attracting new residents due to job opportunities, affordable living, and the abundance of outdoor recreation spaces throughout the city.
Why This Matters Right Now
Buyers are starting to reenter the housing market, particularly those who were hesitant to buy due to rising home prices or higher mortgage rates in other areas of Florida. Many of these buyers are now searching for affordable communities like Jacksonville, which offers a wide range of housing options at competitive prices.

From a local perspective, I am seeing this firsthand in Jacksonville. Buyers are being more thoughtful rather than feeling rushed into a decision. At the same time, more people are researching and openly discussing Jacksonville as their preferred place to live.
